“People are taking jobs in those areas and commutability is important,” Egmont said. “If you don’t have to commute to the city, why would you pay Fairfield County prices?”
She also notes that New Haven itself has become a more active social destination – restaurants, nightlife, cultural institutions – which has raised the overall appeal of the surrounding towns for people who want proximity to an urban center without paying urban prices.
The Case for Working with Someone Who Knows Both Markets
For sellers in New Haven County, the question of which agent to work with often comes down to local knowledge versus market breadth. Egmont’s argument is that they don’t have to be in conflict.

That distinction matters especially for buyers relocating from out of state or out of market. Someone who wants privacy and land is going to be pointed toward Weston or the Greenfield Hills section of Fairfield. Someone who wants a smaller lot, walkability, and strong schools lands somewhere entirely different. Getting that match right requires the kind of on-the-ground knowledge that comes from actually working in and around these markets – not just knowing they exist.
What Sellers in New Haven County Should Know Right Now
For homeowners in towns like Milford, Orange, and North Haven thinking about listing, the same fundamentals that drive outcomes in Fairfield County apply here, too: preparation, strategic pricing, and proper marketing.
The difference is that published presence in New Haven County is thinner than in Fairfield. Fewer agents are creating content specifically for these markets, which means there’s an opening for sellers who work with someone willing to build that visibility.
Egmont is direct about the opportunity: the inbound interest is already there. The sellers positioned to benefit are the ones who treat the preparation and launch process with the same seriousness that has consistently produced results in the markets next door.
“If you price correctly and the home shows well, it moves,” she said. “That’s true in Trumbull, it’s true in Westport, and it’s true in New Haven County too.”
